2025 followed the same pattern. The February 2025 median was $650,000, below January 2025 ($680,000), March 2025 ($725,500) and every other month we checked from that year.
Why Winter Closings Come In Lower
Fewer buyers competing
Morris County had 164 closed sales in February 2026, compared with 452 in July. When fewer buyers are bidding, homes are less likely to draw multiple offers. That shows up in the percent of list price received, which bottomed out at 101.6% in February and peaked near 107% in late spring.
Homes sit longer
Homes that sold in February 2026 averaged 39 days on market until sale. In June the figure was 22. The longer a home sits, the more room a buyer has to negotiate.
A different mix of homes
A median shows the middle sale in a given month. It doesn’t measure what any one house is worth. Many larger and higher-priced homes come to market in spring, which lifts the summer median.
Closings lag contracts
A February closing usually comes from a contract signed in December or January, so these numbers reflect deals made during the holiday slowdown.
The National Picture
ATTOM studied more than 52 million single-family and condo sales from 2015 through 2025. Nationally, January had the lowest median sale price ($249,900) and February had the next lowest ($252,000). ATTOM also measures how far sale prices land above estimated market value. On that measure, the smallest seller premiums came in October (7.9%), September (8.0%) and November (8.3%). March had the biggest, at 10.7%. Both measures point to the colder months as the softest stretch of the year.
What This Means for Buyers
- Winter can mean more leverage. With fewer competing buyers and longer market times, you’re more likely to win on terms such as inspection contingencies or a closing date that suits you.
- Selection is thinner. Fewer homes are for sale in winter, so the right house may not be available.
- It’s still a competitive market. Even in February 2026, sellers received 101.6% of list price overall. Get pre-approved and know how much income you need to buy in Morris County before you shop.
What This Means for Sellers
- Timing a sale for winter usually costs something. If you can choose, the data favors a contract in spring. For more on choosing a list date, read our guide to the best month to list a house in North Jersey.
- Winter sellers face less competition. If you have to move in winter, fewer listings means your home faces fewer rivals. Price it accurately from day one. Our page on what your home is worth in Morris County covers how value is set.
- Plan the timeline. A late-winter sale often means listing in January or February. See how long it takes to sell a house in Morris County.
